Florida vacant land values in Charlotte
County and Lee County, FL have risen over 100%, in many cases, since
2001. Profits were taken at a dizzy pace as well as a dizzy
amount. In 2006 the Florida market experienced a decrease in
the prices/values of most parcels--in some cases to below the
purchase price of the current seller. Gone are the days
of placing any price on a resale and in many cases
obtaining it !! The "experts" are not in agreement where or
when these decreases will bottom out. To invest
today, a careful analysis must be made of the type and location of
the property. There are still good values in the market place
today. The holding time may be longer than in the past and
your investment strategy will have to adapt to this market.
To those who bought in the peak, if you don't have to sell now,
there may be some merit to holding and awaiting the next upswing
rather than selling today at a loss. Your financial advisor
should be consulted.
If you want a lot to build on or as
an investment, there's land available at your investment
comfort level. Buying a quality piece of vacant land should be
your goal. A quality piece of land will better reflect its
value as the market goes up or down.
